About Rossmoor, Los Alamitos & nearby

Is Rossmoor a city?

No. Rossmoor is an unincorporated community in Orange County. The County of Orange is its local government, and the Rossmoor Community Services District runs local services such as parks, recreation and street trees. See the Rossmoor vs Los Alamitos guide.

Is Rossmoor part of Los Alamitos?

No, although they're easy to confuse. Rossmoor shares the Los Alamitos mailing address and ZIP code (90720) and the same school district, Los Alamitos Unified, but it is not inside the city of Los Alamitos.

Is Rossmoor in Orange County?

Yes. Rossmoor is in northwest Orange County, next to Los Alamitos and Seal Beach and close to the Los Angeles County line.

What ZIP code is Rossmoor?

Rossmoor uses 90720, the same ZIP code as Los Alamitos. A mailing address alone won't tell you which of the two a home is in; the property's tax record will.

Is Los Alamitos in Orange County or LA County?

Orange County. Los Alamitos sits on the county line, next to Long Beach and other Los Angeles County cities, which is why people often ask.

Is Los Alamitos part of Long Beach?

No. Los Alamitos is its own city, incorporated in 1960, in Orange County. Long Beach is a separate city in Los Angeles County just to the west.

Is Los Alamitos a good place to live? Is Rossmoor?

It depends on what you need, and Eunice is happy to talk it through. People who choose these areas often mention the Los Alamitos Unified schools, the mostly single-family streets, and quick access to the beach, Long Beach and the 405 and 605 freeways. Read the Los Alamitos and Rossmoor guides, then visit at different times of day.

Why is Seal Beach's median home price so low?

Because Leisure World, a 55-plus co-op community with roughly 6,600 units, makes up a large share of Seal Beach sales. Single-family homes elsewhere in Seal Beach sell for much more. Here's how to read the numbers.

Are there Huntington Harbour homes for sale with a boat dock?

Yes, many Huntington Harbour homes have private docks; the community was built in the 1960s around five man-made islands with boating channels. Dock size, seawall condition and channel access vary home to home, so ask for those details on any listing. See the Huntington Beach & Harbour guide.

Buying a home

How long does it take to buy a house in California?

Once your offer is accepted, escrow commonly runs about 30 days, sometimes shorter with cash or longer with complex loans. Before that, allow time to get pre-approved and to search; in competitive areas like Rossmoor, the right home can take a few weeks to a few months to find.

How much do I need for a down payment?

Less than many people think. Conventional loans can start at 3% to 5% down, and FHA loans at 3.5%. Putting 20% down avoids private mortgage insurance on a conventional loan. Above the 2026 conforming limit of $1,249,125 in Orange and LA counties, jumbo lenders usually want more down. A lender can show you the options for your situation.

What credit score do I need to buy a house?

As a general guide, many conventional loans start around 620 and FHA loans can go lower, but better scores get better rates. Talk to a lender early; small fixes before you apply can save real money.

What are closing costs in California for a buyer?

Beyond the down payment, buyers usually pay lender fees, escrow and title charges, prepaid interest, property tax and insurance reserves, and inspections. A common rough range is 2% to 3% of the price, but it varies a lot with the loan and the county. Use the mortgage calculator for the monthly side, and ask Eunice for an itemized estimate.

How much earnest money should I put down?

In California, an initial deposit of around 3% of the price is common, though it's negotiable. It's held in escrow and credited toward your purchase. Your contract's contingencies set out when you could get it back if you cancel.

What contingencies should my offer include?

Typical protections are for inspections, the appraisal and your loan. The standard California purchase agreement sets default time periods for each, which can be shortened or lengthened. In a competitive market, shorter contingencies make an offer stronger but carry more risk, so this is worth a careful conversation.

Do I need to sign an agreement with a buyer's agent?

Yes. Since August 2024, buyers generally sign a written agreement with their agent before touring homes. It spells out the services and how the agent is paid. The terms are negotiable, and Eunice will walk you through it line by line.

Should I get a home inspection on a newer or remodeled home?

Yes. Many homes in Rossmoor and Los Alamitos date from the 1950s and 1960s and have been expanded since. A general inspection plus a sewer-line camera check is a smart minimum; add roof, foundation or other specialists if the inspector recommends them.

What is Mello-Roos, and will I pay it?

Mello-Roos is a special tax used to fund infrastructure in some newer communities. It shows up on the property tax bill and in the disclosures. Many established neighborhoods don't have it, but always check the tax bill for any home you're considering.

How hard is homeowners insurance to get in California right now?

It can take longer than it used to, especially near the coast or in higher-risk areas. Get quotes early in your search, ideally before you write an offer, and include the cost in your monthly budget.

First-time buyers

Are there first-time home buyer programs in California?

Yes. CalHFA, the state's housing finance agency, runs down payment assistance programs such as MyHome Assistance and the Dream For All shared-appreciation program, which opens in limited funding rounds. Programs have income limits, require an approved lender and usually a homebuyer education course. Check CalHFA's site for current rules and dates.

How much do I need saved to buy my first home?

Plan for the down payment, closing costs (often about 2% to 3% of the price), inspection and appraisal fees, moving costs, and a cushion for the first months of ownership. The first-time buyer guide walks through each one.

What's the difference between pre-qualified and pre-approved?

Pre-qualification is a quick estimate based on what you tell a lender. Pre-approval means the lender has checked your credit, income and assets. Sellers in competitive areas expect a pre-approval letter with your offer.

What can I afford?

How much house can I afford with a $100k, $150k or $200k salary?

Using a conservative 36% of gross income for housing, 20% down, a 6.5% example rate, 1.1% property tax and $200 a month for insurance, roughly: $100k → about $469,000, $150k → about $720,000, $200k → about $971,000. Your rate, debts and down payment change this a lot. Try the affordability calculator.

What is the 28/36 rule?

A common guideline: keep housing costs at or below about 28% of gross monthly income, and all monthly debt payments, including housing, at or below about 36%. Many lenders approve higher ratios, but staying near these numbers leaves room for everything else.

What's included in a monthly mortgage payment?

Principal and interest, property tax and homeowners insurance (often called PITI), plus HOA dues and mortgage insurance if they apply. The mortgage calculator breaks it down.

What is the property tax rate in Orange County?

Under Proposition 13, the base rate is 1% of the assessed value, plus voter-approved bonds and special assessments, so many bills land a little above 1%. Your assessed value is generally reset to the purchase price when you buy, and new owners also receive a one-time supplemental tax bill. Look up any property's bill at the Orange County Treasurer-Tax Collector (or the LA County Treasurer and Tax Collector for Long Beach).

What is a jumbo loan in Orange County?

A loan larger than the conforming limit, which for a one-unit home in Orange and Los Angeles counties is $1,249,125 in 2026. Jumbo loans have their own credit, down payment and reserve requirements, so talk to a lender early if you're shopping in the $1.5M to $4M range.

Is it better to rent or buy?

It depends mostly on how long you'll stay, your down payment, rates and local rents. Buying usually makes more sense the longer you stay. Run your own numbers with the rent vs own calculator.

Selling a home

How much is my home worth?

Online estimates are a starting point, but they can't see your remodel, your lot or your street. Eunice prepares a personal pricing review: a walk-through, then the most comparable recent sales, adjusted for the differences. Request yours.

What does it cost to sell a house in California?

Common costs include real estate commissions (negotiable), escrow and title fees, the documentary transfer tax ($1.10 per $1,000 at the county level, plus any city tax where it applies), any repairs or credits, and prep such as staging. Eunice gives every seller an itemized net sheet before listing.

Do I pay capital gains tax when I sell my house?

Often not on all of it. If you owned and lived in the home for at least two of the last five years, federal law lets you exclude up to $250,000 of gain, or $500,000 for a married couple filing jointly. California generally follows that exclusion and taxes any remaining gain as ordinary income. See IRS Publication 523 and talk to a tax professional before you sell.

What do I have to disclose when selling a house in California?

Sellers must disclose known material facts about the property. Standard forms include the Transfer Disclosure Statement, the Natural Hazard Disclosure (flood, fire, earthquake zones and more) and a seller questionnaire. When in doubt, disclose; it protects you.

Should I make repairs or sell as-is?

Focus on what buyers notice and what inspections flag: deferred maintenance, safety items, paint and lighting. Big remodels right before selling rarely pay for themselves. A pre-listing inspection helps you decide.

Can I buy my next home before I sell?

Yes, with bridge financing, a home equity line or savings, or by selling first and renting back. See how to buy and sell at the same time.

I'm 55 or older. Can I keep my low property tax when I move?

Possibly. Proposition 19 lets eligible homeowners 55 and older transfer their assessed value to a replacement home anywhere in California, up to three times, if they buy within two years of selling. If the new home costs more, the difference is added. See the California State Board of Equalization: Prop 19 and confirm with the County Assessor.

How long does it take to sell a house in Rossmoor?

Over the three months ending September 2026, the median Rossmoor home went under contract in about 35 days, according to Redfin, with 34.5% selling above list. Preparation and pricing make the biggest difference. See selling a $2 million home in Rossmoor.

Mortgages & financing

Fixed-rate or adjustable-rate mortgage?

A fixed rate keeps your principal-and-interest payment the same for the life of the loan. An adjustable rate usually starts lower and can change after an initial period of several years. ARMs can suit buyers who expect to move or refinance before the first adjustment.

FHA or conventional loan?

FHA loans allow lower down payments and more flexible credit but carry mortgage insurance for longer. Conventional loans often cost less for buyers with stronger credit and more down. In Orange and LA counties, both top out at $1,249,125 for a one-unit home in 2026.

What is PMI and how do I get rid of it?

Private mortgage insurance protects the lender on conventional loans with less than 20% down. You can usually ask to cancel it once you reach 20% equity, and it ends automatically at 22% on schedule.

Should I buy points to lower my rate?

Points are an upfront fee for a lower rate. They pay off if you keep the loan long enough to pass the break-even point. Ask your lender to show the break-even month.

When should I lock my interest rate?

Usually once you're in contract on a home, for long enough to cover your escrow. Your lender will explain lock periods and what happens if rates fall afterward.

Schools

What school district is Rossmoor in?

Rossmoor is served by the Los Alamitos Unified School District, as are Los Alamitos and Seal Beach.

How do I find out which school a home is zoned for?

Ask the school district directly, using its school-finder or boundary tool or by phone, with the exact address. Don't rely on a listing, a ZIP code or a map app; boundaries can change and can split streets.

Which school districts serve Huntington Beach?

Four elementary districts serve different parts of the city: Huntington Beach City, Ocean View, Fountain Valley and Westminster. High schools are in the Huntington Beach Union High School District. Crossing one street can change the elementary district.

Which school district serves Newport Beach and Long Beach?

Most of Newport Beach is served by Newport-Mesa Unified. Long Beach neighborhoods, including Naples, Belmont Shore and Belmont Heights, are served by Long Beach Unified.

Where can I see school performance data?

The state's official source is the California School Dashboard. Visiting the school, talking to the principal and talking to parents tell you more than any single score.

Safety & hazards

How can I check crime in a neighborhood?

Use official data: the local police department or, for Rossmoor, the Orange County Sheriff's Department, plus mapping tools such as CrimeMapping.com. The California Megan's Law website shows registered sex offenders. Eunice follows fair housing laws, so she won't label a neighborhood safe or unsafe, but she'll help you find and read the data. See the schools and safety lookup.

Is Seal Beach safe to swim?

Ocean water quality changes day to day. Check current conditions and any advisories at OC Beach Info (water quality), run by the Orange County Health Care Agency, before you go, especially after rain.

How do I know if a home is in a flood zone?

Look the address up on the FEMA Flood Map Service Center, and read the Natural Hazard Disclosure the seller provides. Flood zone status affects insurance costs and sometimes whether flood insurance is required.

What about earthquake and fire risk?

Every California seller provides a Natural Hazard Disclosure covering mapped earthquake fault and seismic hazard zones and fire hazard zones. You can also check an address yourself with MyHazards (Cal OES).

Is there aircraft noise near Los Alamitos?

The Joint Forces Training Base occupies a large part of Los Alamitos, and military aircraft use it. How much you notice depends on the street and the time of day, so visit a home more than once before you buy.
