The short version: Rossmoor is an unincorporated community next to Los Alamitos, built by developer Ross Cortese between 1955 and 1961. Over the three months ending September 2026, the median home sold for $1,749,167, up 6.3% from a year earlier, at about $866 per square foot, and typically went under contract in about 35 days.
A little history
The land was once part of Rancho Los Alamitos. Cortese bought about 600 acres from the Bixby family's ranch company and named the community by combining his first name with "moor," for the area's marshy ground. The first residents moved in in 1957, when homes sold for roughly $17,000 to $20,000. Sources put the total at about 3,400 to 3,800 homes.
Rossmoor was one of the first large master-planned suburbs in Orange County, and its red-brick perimeter wall is still its signature.
How Rossmoor is governed
Rossmoor is not a city. The County of Orange is the local government, and the Rossmoor Community Services District handles local services such as parks, recreation programs and street trees. It shares the Los Alamitos ZIP code, 90720, which is why people mix the two up. Our Rossmoor vs Los Alamitos guide goes through the differences.
Homes you'll find
Mostly single-family homes from the original 1950s build-out, many since expanded or rebuilt. That makes the $1.5M to $4M range the heart of this market: updated original homes at the lower end, and larger remodels and new construction toward the top.
Schools
Rossmoor is served by the Los Alamitos Unified School District. Confirm each address's assigned schools with the district; a ZIP code alone doesn't decide it.
