Why the gaps
Why Rossmoor prices where it does: it is all single-family, so no condos pull the median down; it sits inside Los Alamitos Unified; and it is ten minutes from the beach without being a beach city. Seal Beach's citywide median looks lower because Leisure World's 55-plus co-ops dominate its sales count; compare Rossmoor with College Park East instead and the two are close. Huntington Beach and Newport Beach trade coast for the Rossmoor lot; Cypress and Lakewood buy a similar 1950s house for less in a different school district.
