The short version: Seal Beach's citywide median sale price was $469,277 over the three months ending September 2026. That number is pulled down by Leisure World, a large 55-plus co-op community, so it says little about single-family homes near the beach. Look at the neighborhood, not the city average.
The neighborhoods
Seal Beach includes Old Town near Main Street and the pier, the Hill, College Park East and College Park West, and Leisure World. Each has a very different housing stock and price range.
Leisure World
Leisure World Seal Beach is an age-restricted (55+) community built by the Rossmoor Corporation, the same company behind Rossmoor, starting in the early 1960s. It has roughly 6,600 units, most of them stock cooperatives rather than conventional condos, which is why most sales there are cash purchases. Because it accounts for so many sales, it dominates the city's statistics. Our guide to Seal Beach's median price explains how to read the numbers.
Schools
Seal Beach is served by the Los Alamitos Unified School District. Confirm the assigned schools for any address with the district.

Questions to ask before you buy here
- Is the property a co-op, a condo or a single-family home? Financing and ownership rules differ a lot.
- For Old Town and the Hill: what are the parking, lot size and remodel rules on this street?
- How close is the home to the beach, the pier and summer crowds, and how does that feel on a July weekend?
