Why Seal Beach's median home price looks so low

A beach town next to $1.7 million Rossmoor with a $469K median? Here's why, and what to look at instead.

The answer: Seal Beach's citywide median sale price, $469,277 over the three months ending September 2026, is pulled down by Leisure World, a 55-plus community of roughly 6,600 mostly co-op units that accounts for a large share of the city's sales. Single-family homes in Old Town, the Hill and College Park sell for far more. Compare by neighborhood and home type, never by the citywide median.

Why Leisure World skews the numbers

  • It's big. Roughly 6,600 units, against a city of about 25,000 people.
  • It sells differently. Most units are stock cooperatives, so buyers purchase a share in a corporation rather than real property, typically with cash.
  • It's age-restricted. At least one resident must be 55 or older, so it's a separate market from the rest of the city.

What to look at instead

For a single-family home in Seal Beach, compare recent sales of similar homes in the same neighborhood: Old Town, the Hill, College Park East or College Park West. Eunice can pull those comparisons for you.
