The short version: "East Long Beach" covers several distinct neighborhoods. Over the three months ending September 2026, Redfin reported median sale prices of about $1.9M on Naples Island, $1.6M in Belmont Shore and $1.2M in Belmont Heights, against $910K for Long Beach as a whole.
Naples
Naples is built on three islands in Alamitos Bay, divided by canals that open into the bay. Developer Arthur M. Parsons started it in 1903 with an Italian village in mind, and it was completed in the 1920s. Every December, the Naples Christmas boat parade, held since 1946, winds through the canals.
Belmont Shore
Belmont Shore is centered on Second Street, a walkable strip of shops and restaurants, with the beach a few blocks south. Homes are close together and parking is a real consideration.
Belmont Heights and beyond
Belmont Heights sits just inland, with older homes on tree-lined streets. Further east, El Dorado South and The Plaza offer more conventional suburban single-family homes. Eunice has helped clients buy in both.
Schools
These neighborhoods are served by the Long Beach Unified School District. Confirm assignments for any address with the district.
