Mission Viejo was planned by the Mission Viejo Company with the roads in the valleys and the houses on the hills, and most of it was built out by 1980. It incorporated in 1988 and is now a city of about 94,000 people, with roughly two parks per square mile. South county isn't new to me: I've represented a buyer in Rancho Santa Margarita and a seller in Lake Forest, both next door.
If you only read one line: Over the three months ending September 2026, the median Mission Viejo home sold for $1,224,417, about $643 per square foot, in around 44 days, and 31.8% of homes sold above list. It was one of the tighter markets on this site.
Lake Mission Viejo
The lake runs about a mile along Marguerite Parkway, and it's private: access belongs to members of the Lake Mission Viejo Association, which is made up of property owners within the original planned community's boundaries. Members get swim beaches, boating, fishing and summer concerts. For any home, ask whether it's a member property, eligible to join, or outside the boundary, and what the assessment is.
Around the city
The Oso Creek Trail runs through the city. Saddleback College and The Shops at Mission Viejo are in the southern half, and the Laguna Niguel/Mission Viejo Metrolink station is near the 5. The Mission Viejo Nadadores swim and dive teams won a string of national championships and produced Olympians in the 1970s and 1980s.
Neighbors with similar names
Ladera Ranch, next door to the east, and the newer Rancho Mission Viejo villages are separate unincorporated communities, with their own HOAs and, often, Mello-Roos taxes. Listings sometimes blur the names. The figures on this page are for the city of Mission Viejo only.
Schools
Two districts serve the city: Saddleback Valley Unified in the western and far northern parts, and Capistrano Unified in the eastern, northeastern and southern parts. Confirm the district and assigned schools for each address.

What I'd ask before buying here
- Is the home a Lake Mission Viejo Association member, and what is the assessment?
- Which HOA, and what do the dues cover?
- Which school district serves this exact address?
- For homes from the 1970s: roof, plumbing, electrical and what was permitted since?
