Laguna Niguel was planned from 1959 by the Laguna Niguel Corporation, with an early town plan by architect Victor Gruen, and became a city in 1989. It's a city of hillside neighborhoods, many with their own homeowners associations, and you'll see their names on listings: Bear Brand Ranch, Rancho Niguel, Laguna Sur, Monarch Point, Niguel Summit, San Joaquin Hills and more. The coastal strip ended up outside the city when Laguna Niguel incorporated, but the beaches in Dana Point and Laguna Beach are a short drive down the hill, and plenty of homes up here have ocean views.
If you only read one line: Over the three months ending September 2026, the median Laguna Niguel home sold for $1,370,847, about $719 per square foot, in around 45 days. Views, lot size and the HOA move prices street to street, so compare closely matched sales.
Outdoors
Laguna Niguel Regional Park sits in the middle of the city with a lake, trails and ball courts. The paved Salt Creek Trail follows the creek through the southern part of the city, and Aliso and Wood Canyons Wilderness Park, more than 4,000 acres of canyons and grassland, is next door.
Landmarks and getting around
The Chet Holifield Federal Building, known locally as the Ziggurat, was designed by William Pereira and built in 1971. You can't miss it, and locals are fond of it. City Hall opened on Crown Valley Parkway in 2011. The Laguna Niguel/Mission Viejo Metrolink station, near the 5, has trains north through Irvine toward Los Angeles.
Schools
Laguna Niguel is served by the Capistrano Unified School District. Confirm the assigned schools for any address with the district.

What I'd ask before buying here
- Which HOA or HOAs, the total dues, and any rules on views, landscaping or additions?
- On a hillside lot: any geology or drainage reports, and the slope's maintenance history?
- Is the home in a fire hazard zone, and what will insurance cost?
- Is there a Mello-Roos tax on this parcel?
