Laguna Hills became a city in 1991, and at about 31,000 people it's one of the smaller cities in south county. It sits right on the 5, which makes it an easy base for commuting north to Irvine or south toward the beaches. The housing ranges from condos and townhomes to Nellie Gail Ranch's large equestrian lots.

If you only read one line: Over the three months ending September 2026, the median Laguna Hills home sold for $1,343,110, about $677 per square foot, in around 40 days. Only 75 homes sold in those three months, so the median can jump around; price per square foot and recent sales on similar streets are a better guide.

Nellie Gail Ranch

Nellie Gail Ranch is an equestrian community with miles of riding and walking trails maintained through its homeowners association, and many of its lots are zoned for horses. If horses are part of the plan, confirm the zoning, trail access and any HOA rules for the specific lot before you write an offer.

Laguna Hills or Laguna Woods?

Laguna Woods is a separate city next door. About 90 percent of it is Laguna Woods Village, the gated retirement community that was called Leisure World Laguna Hills until it was renamed in 2005, and the two cities share ZIP code 92637. When a listing says "Laguna Hills," I confirm which city the home is actually in. The Redfin figures on this page are for Laguna Hills; Laguna Woods is a different market.

Around town

The old Laguna Hills Mall site is being reimagined as Five Lagunas, a mixed-use town center. Having MemorialCare Saddleback Medical Center right in town is a comfort for a lot of families, and the domed Taj Mahal Medical Center has been a local landmark since 1964. Locals still use it to give directions.

Schools

Laguna Hills is served by the Saddleback Valley Unified School District. Confirm the assigned schools for any address with the district.

What I'd ask before buying here

  • Is the home in the city of Laguna Hills, or in Laguna Woods?
  • In Nellie Gail Ranch: horse zoning, trail access and HOA dues for this lot?
  • For a condo or townhome: HOA reserves, insurance and rental rules?
  • Which schools does the district assign to this address?
