Rancho Santa Margarita is one of Orange County's youngest cities, incorporated in 2000, and it's master-planned through and through. The town center wraps around a man-made lake, and most homes belong to SAMLARC, the master association that maintains the parks, pools, the lake and its Beach Club. Many neighborhoods have a sub-association on top of that.
I've worked here: I represented the buyer of a 4-bedroom, 3-bath, 1,970 sq ft home in Rancho Santa Margarita that closed at $1,225,000. What I tell every buyer here is to read the HOA documents early, both of them if there are two, because the dues and the rules are part of the price.
If you only read one line: Over the three months ending September 2026, the median Rancho Santa Margarita home sold for $1,024,512, about $628 per square foot, in around 41 days, and 29.9% of homes sold above list.
The neighborhoods
Several neighborhoods predate the city: Dove Canyon, Rancho Cielo, Robinson Ranch, Trabuco Highlands and Walden were all established before incorporation. Dove Canyon, Rancho Cielo and Robinson Ranch are part of the city but use ZIP code 92679; most of the city is 92688. HOA arrangements differ from one neighborhood to the next, so I check each one.
Outdoors
The city backs onto the foothills of the Santa Ana Mountains, with O'Neill Regional Park and Trabuco Canyon nearby for hiking and mountain biking.
Schools
Rancho Santa Margarita is served by two districts, Capistrano Unified and Saddleback Valley Unified. Which one depends on the address, so confirm with the district for any home.

What I'd ask before buying here
- What are the SAMLARC dues plus any sub-association dues, and what do they cover?
- Is there a Mello-Roos tax on this parcel, and when does it end?
- Near the canyons: is the home in a fire hazard zone, and what will insurance cost?
- Which school district serves this exact address?
