What it means for buyers and sellers
What the numbers say about the market: two populations share one city. Owners on the single-family streets look a lot like Rossmoor (long tenure, families, higher incomes); renters in the apartment and condo communities skew younger and are the pool from which the city's first-time buyers come. Because 55.6% of households rent, the citywide median income ($98,539) understates what buyers of detached homes here earn, and the citywide median home price understates what those homes cost.
The population is nearly flat (11,449 in 2010 to 11,780 in 2020), as you'd expect in a built-out city, and the 2021-2029 housing element is the main source of new units.
The housing stock
Los Alamitos had 4,376 housing units in 2020 for 4,321 households: single-family homes from the 1950s and 1960s (the Carrier Row tract around Los Alamitos Park dates from 1955), townhomes, condos and apartments, plus the housing on the Joint Forces Training Base. Average household size is 2.73.
Schools, parks and services
Los Alamitos is an incorporated city (since March 1, 1960) with its own council and city hall, served by the Los Alamitos Unified School District (formed 1979; Los Alamitos High School opened in 1967). The city lists ten parks, from the quarter-acre Soroptimist Park on Pine Street to Little Cottonwood Park on Farquhar Avenue, plus a new dog park beside Laurel Park on Bloomfield Street. Its largest employers in the city's 2022 financial report were UCI Health – Los Alamitos (about 1,100 jobs), Arrowhead Products, Trend Offset Printing and Epson America.
