Why the gaps

Why Los Alamitos prices where it does: the citywide median blends detached homes that sell near Rossmoor levels with townhomes and condos that sell well below them. Against Cypress, La Palma and Lakewood, you are paying for the Los Alamitos Unified School District and a smaller town; against Seal Beach, you are trading the beach for a lower price of entry and a mix of home types. Rossmoor next door is the same schools without the condos, at a higher median.

Speed and competition

In Jul–Sep 2026, Los Alamitos homes went under contract in a median of 76 days, sold for 99.6% of list on average and 25.0% sold above asking. The table above shows the same three figures for every neighbour. Fewer days, higher sale-to-list and more sales over asking mean more competition for buyers, which is usually where Rossmoor and Los Alamitos sit relative to the larger cities around them.
