Tustin is older than most of its neighbors. It incorporated in 1927, and Old Town still has buildings on Main Street and El Camino Real that date to the 1880s. A few minutes south is Tustin Legacy, built on the former Marine Corps Air Station, and to the northeast is Tustin Ranch, a planned area around the Tustin Ranch Golf Course. Three very different kinds of home in one city, with a real small-town heart.
If you only read one line: Over the three months ending September 2026, the median Tustin home sold for $1,146,454, about $670 per square foot, in around 48 days. Old Town cottages, Tustin Ranch homes and Tustin Legacy's newer construction are separate markets inside that number.
Old Town
Old Town is centered on the historic buildings around Main Street and El Camino Real. The Tustin Area Historical Society's museum is at that corner. In 1988 the city created a Cultural Resources Overlay District here, and exterior changes to buildings inside it need a Certificate of Appropriateness. It's a big part of why Old Town still looks the way it does. If you're buying an older home here and planning a remodel, we'll build that review into the timeline.
Old Town also hosts the Tustin Street Fair & Chili Cook-Off each June, which the International Chili Society once named the world's largest one-day chili festival. In early October, Tustin Tiller Days takes over Columbus Tustin Park with a parade, a pancake breakfast and carnival rides. 2025 was its 67th year.
Tustin Legacy and the hangars
The base began in World War II as a Navy airship station, later became a Marine Corps helicopter base, and closed in 1997. Its two wooden blimp hangars are among the largest wooden structures ever built. The north hangar was lost to a fire in November 2023; the south hangar still stands, and you can see it from all over town. The land around them is Tustin Legacy, with newer homes, parks and shopping, and more on the way.
Outdoors
On the edge of Tustin Ranch, Peters Canyon Regional Park has a popular 2.7-mile loop around a reservoir, with longer ridge trails if you want the climb.
Schools
Most of Tustin is served by the Tustin Unified School District. The city notes that Irvine Unified and Santa Ana Unified also serve some Tustin residents, including part of the former base land. Confirm the district and assigned schools for every address.

What I'd ask before buying here
- In Old Town: is the home inside the Cultural Resources Overlay District, and what would a remodel need?
- In Tustin Legacy or Tustin Ranch: what are the HOA dues, and is there a Mello-Roos or other special tax?
- Which school district serves this exact address?
- For older homes: what's original, and what was permitted?
