Orange was planned around a central plaza, which earned it the nickname "Plaza City," and Old Towne still feels that way. The Old Towne Orange Historic District covers about a square mile around the Plaza and was listed on the National Register of Historic Places in 1997. Chapman University is a few blocks away, and shops, cafés and restaurants fill the blocks around the fountain.

If you only read one line: Over the three months ending September 2026, the median home in the city of Orange sold for $1,164,945, about $641 per square foot, in around 38 days, and 39.5% sold above list. Old Towne bungalows, hillside homes in the east and condos near the freeways all sit inside that one number.

Old Towne

Every Labor Day weekend since 1973, the Orange International Street Fair fills the streets around the Plaza. If you live nearby, you just walk over. Expect closed streets and a lot of friends dropping by that weekend. Homes in the historic district follow design standards for exterior changes, and the Old Towne Preservation Association, a nonprofit formed in 1986, is a good place to learn the history of a block.

East Orange and the hills

Toward the east the city climbs into the foothills, with larger lots in some neighborhoods and Irvine Regional Park, home of the Orange County Zoo, close by. Some pockets next to the city, such as Orange Park Acres, are unincorporated, so a home with an Orange mailing address may be governed by the County rather than the city. I check the parcel before we go see it.

Schools

The Orange Unified School District serves most of the city, along with Villa Park and parts of Anaheim, Garden Grove and Santa Ana. Near the city's edges, confirm the district for each address.

What I'd ask before buying here

  • Is the home inside the Old Towne historic district, and what do the design standards allow?
  • Is the parcel in the city of Orange or in unincorporated County territory?
  • In hillside neighborhoods: HOA dues, fire hazard zone and what insurance will cost?
  • Which school district serves this exact address?
