The short version: Over the three months ending September 2026, the median Newport Beach home sold for about $3.8M, up 13.2% from a year earlier, at about $1,620 per square foot. Buyers had more room to negotiate than in Rossmoor: homes sold for 96.9% of list on average and took about 65 days to go under contract.

The neighborhoods

Newport Beach includes Corona del Mar, Balboa Island and the harbor islands, the Balboa Peninsula, Newport Heights, Eastbluff and the gated communities of Newport Coast. Prices vary enormously between them, so the citywide median hides more than it shows.

What the $1.5M to $4M range means here

In Newport, this range typically covers condos and townhomes, smaller homes and cottages, and single-family homes in inland neighborhoods. Waterfront and Newport Coast estates usually sit well above it. A focused search, by neighborhood and home type, saves a lot of time.

Schools

Most of Newport Beach is served by the Newport-Mesa Unified School District, including Newport Harbor High and Corona del Mar High. Confirm boundaries for each address with the district.

Questions to ask before you buy here

  • Which neighborhood and which school boundary, exactly?
  • HOA, Mello-Roos or community fees, especially in newer gated areas?
  • For homes near the water: flood zone, insurance and seawall questions.
