Belmont Shore homes for sale & guide

Second Street, a calm bay beach and 1920s Spanish-style homes, between Bluff Park and Naples.

The short answer: Belmont Shore is a walkable Long Beach neighborhood built around Second Street and Livingston Drive, running from about Bluff Park to Alamitos Bay. Over the three months ending September 2026, the median home sold for $1,599,552 (-1.6% year over year), about $924 per square foot, in a median of 55 days.

What are homes like in Belmont Shore?

A mix: Spanish-style homes from the 1920s and 1930s, older houses remodeled into contemporary styles, large new homes, and blocks of apartments and condos. Lots are narrow, and parking is a real factor, so check what comes with the home and look at the street on a Saturday.

What is there to do?

Second Street and its fifteen side streets hold most of the shops and restaurants. The beach faces south inside the Long Beach breakwater, so it gets very little surf and draws kayakers, kitesurfers and paddlers. Each summer Bay Shore Avenue south of Second Street closes to cars during the day. The Belmont Shore Car Show is held each September, and Rosie's Dog Beach, an off-leash beach, is a few blocks west on Ocean Boulevard.
